MRI Agora Intelligence delivers proactive portfolio signals and recommended actions to the people who need them, while MRI Agora Orchestrator executes real estate-specific agentic workflows automatically, with the governance and audit trail that enterprise operators require. In other words: Intelligence spots the opportunity; Orchestrator does the work.

Several details of the launch deserve attention from anyone running an MRI environment:

  Pre-built, configurable agents. Orchestrator enables users to deploy agents from a pre-built catalog refined across the MRI client base, configure them for their specific operation, and let them run with the platform reading context, such as distinguishing a hesitant lease renewal from a committed one, and responding accordingly.

  Human-in-the-loop by design. For work that requires judgment, Orchestrator works through complex cases step by step with the team, surfacing relevant context and making its reasoning visible, while keeping every decision with the person responsible for it.

  Enterprise-grade governance. Every agent action, whether automated or human-approved, is fully logged and traceable, with a searchable, exportable audit trail.

  Model-agnostic architecture. MRI Agora is architected to use the most appropriate AI model for each workload while maintaining a consistent layer of governance, security, and orchestration, meaning clients benefit as foundation models improve, without re-platforming.

MRI CEO Patrick Ghilani framed the challenge precisely: “Connecting AI agents to systems is becoming easier. The bigger challenge is ensuring those agents operate in ways organizations can trust.” That single sentence should be printed and taped to the wall of every real estate IT department, because it identifies where the real work of 2026–2027 lies: not in acquiring AI, but in operationalizing it safely. Richard Malpica, Yardi’s vice president of multifamily, captured the philosophical shift in one line: “Our agents have transitioned from answering to doing.” The specifics back that up:

  Smart AP with measurable results. KETTLER, a leading multifamily operator, saw an 86% decrease in invoice processing time and eliminated 48 hours of human processing time using Smart AP. Those aren’t demo numbers; that’s a production accounts payable function.

  Premium agents across the back office. Operators can add premium agents to Virtuoso Enterprise that automate routine invoice approvals, audit leases for missed charges, capture vendor payment discounts, and streamline month-end close, directly recovering revenue that manual processes routinely leave on the table.

  AI inspection agents. Native to Virtuoso Enterprise, AI inspection agents analyze video walkthroughs of units to identify needed repairs, generate repair guidance, and surface suggested repair items directly from Yardi® Marketplace. A maintenance workflow that once began with clipboards and manual documentation can now begin with a video.

  Open connectivity via MCP. The day after the agent announcement, Yardi added the Virtuoso Connector (MCP) to Virtuoso Enterprise, linking Yardi data with foundational AI models, letting users securely access and interact with live Yardi data through AI assistants such as Anthropic’s Claude, authenticated through Yardi so users only see data they already have permission to view.

That last item may be the most strategically significant of the month. The Model Context Protocol (MCP) connector signals that even the most vertically integrated platform in real estate accepts that AI workflows will span beyond its walls. The PropOS of 2026 is not one vendor’s walled garden; it is an orchestrated ecosystem.

What Agentic Workflows Look Like in Practice

Strip away the branding, and the anatomy of an agentic real estate workflow is consistent across platforms. Consider three examples we encounter constantly in client environments.

Invoice-to-payment. A vendor emails an invoice. An agent extracts the data, matches it to a purchase order and contract, codes it to the correct GL account and property, checks it against budget, routes exceptions to a human, schedules payment within the discount window, and posts the entry. What used to be a five-person relay becomes a supervised pipeline, and as the KETTLER results show, the time savings are dramatic.

Lease compliance and revenue recovery. An agent continuously audits executed leases against what is actually being billed: escalations not applied, CAM caps miscalculated, missed charges, incorrect proration on move-ins. Instead of an annual recovery audit, discrepancies surface within days, with the supporting documents attached and a corrective billing adjustment ready for approval.

Maintenance orchestration. A video walkthrough or tenant request triggers an agent that identifies the issue, checks warranty and vendor contracts, generates the work order, dispatches the appropriate vendor, tracks completion, validates the invoice against the quote, and updates the asset record. Every step is logged; humans intervening only on exceptions and approvals.

Notice what all three have in common: none of them lives inside a single system. Each touches the property management platform, the financial system, document repositories, banking, and communication channels. This is precisely why the PropOS transition is, at its core, an integration and data challenge wearing an AI costume.

The Uncomfortable Truth: Agents Are Only as Good as Your Foundations

Here is what the press releases will not tell you, and what we see in the field every week: most real estate organizations are not ready to deploy autonomous agents, and the gap is rarely the AI. The gap is the environment the AI is being dropped into.

Fragmented data. If your rent roll in the PMS disagrees with your GL, an agent will simply automate the disagreement faster, at scale, with confidence. Agentic AI amplifies data quality in both directions.
